Sydney Architect Richard Smith of Architectsmith has a load of experience on the Northern Beaches from Avalon to Manly in residential design and architecture and interiors.
At Architectsmith, we understand there is no one-size-fits-all approach to the building process. In our experience, the best outcomes are achieved when clients engage us from design concept to construction completion. However, some clients may not require our involvement for the entire process, so we can tailor our services to offer flexibility to our clients.
At Architectsmith we have simplified our role into three key services:
Feasibility
Getting clarity around your brief and budget.
Building and renovating is a major undertaking, and many homeowners don’t know where to start or what to expect.
This is where to start. We’ll begin with a phone call and take it from there.
Let’s talk about your needs and wants, budget and goals. We will visit the site and take a look around – at climate, weather, neighbours, context, planning regulations – and discuss the opportunities and possible constraints.
Design
Refining your design and gaining approval to build.
Once you’re settled on the brief and understand the potential costs you’ll encounter, you’re ready to commence designing in earnest. We’ll manage everything to get you to the point where you can engage your builder.
We’ll develop the design with you, meeting as regularly as required. We’ll present ideas and concept design sketches using drawings and 3D computer models.
Once you’re happy with the proposed design, we’ll prepare plans and obtain approval to build. We’ll also help you to select materials, fittings and fixtures, so that you can start asking builders to provide construction quotes.
Delivery
Building the project and completion.
Once the hard work of design and approval is finished, you’re ready to proceed to construction. After you appoint your builder, the architect acts as your representative onsite, to ensure that all construction decisions are taken in your best interest.
The architect remains involved until construction is finished; the building is certified; you have moved in; and defects have been rectified by the builder (up to 12 months after completion).
What level of service is right for you?
Every new project starts with an initial Feasibility service, and most clients proceed to Design to finalise their plans and obtain building approval. Some choose to engage Architectsmith for Delivery too, to manage the construction and handover process, right through to completion. We can discuss the various pros and cons with you and provide recommendations depending on your individual situation.
We will provide a fixed fee for each of these three architecture services, so you have certainty and accountability throughout your project.
